What is moving insurance and do I need to purchase it?

Apart from being stressful for most people, moving can also be expensive. The price tag of a move, combined with new mortgage payments, first and last month of rent and numerous other out of pocket expenses might encourage some of us to try and lighten the financial load by opting out of buying moving insurance. But, is it the right decision for you?

It really depends on your move and the type of load you are transporting. Here, in U. Santini moving and storage we believe in always giving our clients a fair deal. Never overcharging them and helping them save whenever possible on their moving expenses. Nevertheless, insuring the move is something that every client needs to consider and make a decision that serves him/her the best.

Moving is an intense physical experience and even though all moving companies try their best not to damage their clients property, evidently things get damaged. It is very hard to get accurate numbers on how much damages specific moving companies are responsible for and it is even harder to gather insurance company date on the subject. We heard reports of damages between 9% and 24% of the moves for different companies. Whatever the actual number is, it is better for the client, (you) to be protected and work with a trusted moving company that will take care of the damages if there are any.

What is moving insurance?

According to the website “Moving insurance” Insurance is a system of protection against loss in which an individual agrees to pay a certain sum for a guarantee that they will be compensated under stipulated conditions for any specified loss. It is a contract guaranteeing such protection.

  • Insured/Assured: a person whose property is insured against loss.
  • Insurer: a company that insures others against loss or damage: underwriter.

Simply put, lots of things can go wrong on moving day. From breakables getting getting broken to a snow storm that might freeze and destroy electronic components in your stereo equipment, to the moving truck being in an accidents or catching on fire, the odds of catastrophe are probably low, but there’s no guarantee everything will run perfectly. So, as with any situation that has you and/or your life’s belongings in transit, it’s best to have a cushion in case things go awry. That’s precisely what moving insurance is: protection against unforeseen destructive forces during a relocation.

What kind of insurance is right for me?

  • Valuation – This is not a real insurance policy. It is the most basic form of moving insurance that you could purchase, this is usually best for people who are moving on a tight budget or for people who don’t have too many expensive or valuable items that they’ll be moving. It is also the minimal amount of liability that by law must be provided to you free of charge when transporting your items. It is known as the “released value”, and is the insurance that is limited to that .30 (intrastate) or .60 (interstate) per pound per article. How would this work? If your TV is damages and it weights ten pounds, you would only get $3.00 for it even though a new one might cost $400. Only use this type of insurance if you have a small load with nothing really valuable in ti,
  • Declared value – The value of your possessions is based on the total weight of the shipment multiplied by a specific amount per pound. For example, if the specific amount is $1.50 per pound, and your household goods weigh 20,000 pounds, the mover would be liable for a maximum of $30,000. The settlement is based on the depreciated value of the damaged goods. This type of insurance is suitable for clients who have a large amount of boxes and items to send, but have relatively few high value items. This type of insurance provides an affordable way to protect your belonging in transit.
  • Full value protection – This coverage includes lost, damaged and destroyed property. The coverage will pay for the repair or replacement of the goods. Usually there is a minimum coverage amount and applicable deductibles. It is the most comprehensive and also the most expensive type of insurance that you can purchase for your move.

What type of insurance do I need?

Will my home owners or renters insurance cover damage during the move?

This is something you need to discuss with your insurance broker. Some insurance policies cover your belongings while they are in transit. Typically they cover no more than 10% of the value. If you are moving mostly non expensive items, you might consider using this option together with the valuation option. If you have a considerable amount of expensive items you are moving, it makes sense to spring for a moving insurgence policy and have your things better protected during your move.

Final word of advice: Whichever policy you decide to buy, consider the advantages of getting a professional moving company like U.Santini moving and storage to help you. Hiring professional movers, especially a trusted moving company like U.Santini moving and storage is a sure-fire way to have your move go smoothly and on budget. Organizing an office move in five easy steps

Office relocation is usually more stressful than a residential move. A residential move is usually more flexible in terms of timing and unpacking schedule. Most individuals and families have some flexibility in their schedule and are willing to work with the moving company in terms of determining an acceptable moving date, start time, end time and unpacking. When you are moving your office you have much less choice in these maters. You want your office move to take place over the weekend, so that business will not be disturbed. You want the corporate relocation company to unpack everything and have all of your systems, telephone, computer networks, servers etc. to be up and running on Monday morning.

To make sure that these tasks happen in an efficient and cost effective manner you need to hire a trusted moving company that has expertise in office relocation in NYC.

How do you choose a good office relocation company? Ask the following questions before you hire your office movers:

  • How long your company has been in this business?
  • Do you specialize in corporate moves?
  • How many commercial moves have you performed in the last six months?
  • Does your quoted rate includes cost of packing materials?
  • Do you own your own removal equipment like van and truck, or will you rent it?
  • Do you provide insurance?
  • Can you fax a certificate of insurance to both buildings?
  • Do you provide IT and phone set up services?
  • Are you registered with the BBB? and if so, what is your rating?

Who is a reputable moving company?

Five steps to organizing a great office move:

  1. Prepare and delegate – Planning is the most important part of an office move. You need to be up and running ASAP. Preferably, having everything back to normal in your new office on Monday morning. If you are back in business in business and making money on Monday morning than you can consider your move a success. The more preparation and planning you do in advance, the better chance you have in achieving this goal.  The less time you spend organizing your new office, the more cost-efficient you will be for your company. In order to save time, make sure you are very familiar with your new location and offices. Ask the new building management company for time to come in with your team and measure the new space carefully. Make sure that all of your furniture and equipment actually fit in the new space. If you see that some of the equipment does not fit, than make plans not to move these pieces to your new office and purchase new furniture and equipment that fit ahead of time.  Make an exact floor plan or the new seating arrangements and the new equipment hubs. Make sure every one of your employees has a copy of the the plan and know exactly where he/she are going to sit in the new space. Moving your offices is usually quite a complex ordeal. Don’t try to do everything yourself. Delegate duties and chores among your team members. IT people need to be in charge of moving their equipment and setting it up in your new location. Management roles need to help organize their departments and make sure that they are ready to perform their duties as quickly as possible after the move. Appoint an internal person to be in charge of the move and the communication with the moving company, building management etc.
  2. Inventory – It is very hard to keep track of all of the equipment and furniture in a medium or large office. The only way to control the flow of equipment to your new space and verify that everything got there, is to create an inventory of your office equipment. The best way to do so, is by giving inventory sheets to your employees and having each employee create his/her own inventory list. The team that coordinates the move should create an inventory list of general office equipment that does not belong to a specific person. IT personnel should create an inventory list of their equipment etc.
  3. Have enough packing materials – Packing your office is always time consuming and labor intensive. Make sure that you provide enough packing boxes, tapes, packing paper and bubble wrap to your employees. As a rule of thumb, ten boxes is probably enough per employee. Talk to your moving company before starting to pack and get their advice on how to pack different types of items properly. Make sure that your employees label all of their boxes properly. Labeled boxes are much easier to distribute and unpack in your new office. The following information is usually useful when you move to  anew office: Label the outside of your moving boxes with the following information:
    1. Your first and last name
    2. Department
    3. Cubicle # or location in new space
    4. General Contents Description
  4. Dispose off unwanted items – You and your employees will find many unwanted, unneeded, expired items that your company do not need. Do not move these items to the new office…. This goes also for outdated IT equipment such as old printers, outdated copier machines or even old telephone systems. Moving is a great opportunity to introduce new and improved technology into your company. After determining the disposable items sell them by contacting companies that specialize in sales of old office equipment, donate them to non profit organization and get a tax exemption for the value of your donation, let employees take unwanted equipment home or send them to a reputable e-Cycling company. Do the same with unwanted office furniture.
  5. Make sure nothing gets left behind or overlooked:
  •  Are all the desks empty?
  • Are all the supply cabinets cleared?
  • Breakable items properly packed?
  •  Desk pads and chair pads labeled?
  • File cabinets cleared?
  •  “Do Not Move” tags placed?
  • Have a set of spare keys available.
  • Wall items taken down?
  •  Make sure that your Internet connection is ready to go and that the phones and fax machines are working. The sooner you get back to work, the sooner you can continue working and making money
  • Liquids drained from equipment?
  • Make sure the electricity works.
  • Make sure the bathrooms work.
  • Computers and other machines disconnected?
  •  File drawers locked?

Professional moving companies such as U.Santini moving and storage have done this before many times and will be able to solve many of your issues before they become problems. Saving you time, money and making sure that you can continue your business uninterrupted and be effective form the first day you start work in your new location.

Eight tips for decluttering your home before moving to NYC

Moving to NYC? That must be great. Especially, if you are moving to Brooklyn. The borough that has been U. Santini’s moving and storage home for more than eighty years. But we all know that moving is rarely fun. Decluttering your home is even less so. But, going through the time consuming, (and some times painful) process of decluttering can have a big impact on the price of your move. If you take the time to dispose of all the clutter/junk in your current apartment you will:
•    Save money on your moving cost – Your move will take less time, so you will pay less for it. If you are moving across country and are billed by the pound, than your load will be lighter. If you are paying a flat rate for your move, than your flat rate will be smaller as you will move less stuff to your new place.
•    Save money on packing supplies – If you are self packing your home, you will need to buy less packing supplies from your moving company. Check our blog post regarding how to get free moving boxes and save money on your move this way also.
•    You will spend much less time unpacking and organizing your new home. And, we all know that time is money…

Clutter

U. Santini moving and storage decluttering tips:
1.    Start early – Decluttering, organizing and getting rid of your junk is time consuming. Don’t leave it to the last  minute. It will become a nightmare for you and your family. Try to arrange your belongings and get rid of unwanted items months before the move date. Make a plan and stick to it. You can go over your apartment room by room, closet by closet and methodically throw away everything that you don’t need, or that you haven’t used at all in the last year.

More clutter

2.    Documents – Take this opportunity to file all of your stray documents. If you have access to a scanner, than scan all of your documents and discard of the paper copies. You can upload the scanned documents to your Google Docs, Apple icloud or  Microsoft cloud services. This way they will always be handy, but will not clutter your new place.

Get rid of paper documents

3.    Ask yourself: Do I really need this? – Sometimes it is hard to get rid of an item that has a sentimental or other value. Ask yourself if you really need this item? Have you used it in the last year? Does it give you joy when you look at it? If the answer for these three questions is no, than discard the item quickly and efficiently. You do not need this item.

4.    Throw, donate and sell – Some of the things that you don’t use might be valuable. You might need to get rid of good quality furniture, an extra set of antique cutlery or some old travel posters that have been kept folded in your cupboard for the last fifteen years. These items might be worth enough to get some professional help in selling them. Talk to an antique appraiser before getting rid or donating any antiques you have. The appraiser might be able to recommend the propose channel to sell these items. If you don’t know any appraisers, than contact the “Appraisers association of America” at www.appraisersassociation.org. They will be able to recommend a qualified and trusted appraiser for your items.Whatever can not be sold in a garage sale should go to the local good will store or to the landfill.

Appraise your art…

5.    Don’t go it alone – Make decluttering a family affair. Encourage your kids to participate by offering this deal: You keep all the money you make by selling all of the unwanted toys, books, clothes and other junk that is in your room. This type of approach mostly encourages the younger family members to declutter their rooms quickly and efficiently. If you live alone, than encourage a friend to come and help you make the decluttering decisions. It’s easy when you work as part of a team. The process will be quicker and hopefully less painful…

6.    Get professional help – Sometimes the task is just too big. If you see that you are spending time and effort , but your apartment still looks very cluttered, maybe you should bring a professional declutterer to help you go through the process. There are many companies in the NYC that specialize in decluttering. Costs vary between $60 to $200 an hour for a decluttering company to come and toss away your stuff. If you find it hard to find a reputable company in your area, than contact the National association for professional organizers.

Toss all of you old spices containers. get rid of old and mismatched cutlery and crockery sets. Eat all your canned foods, opened jam containers and other food stuffs. don’t buy your usual amount of food in the weeks before the move. Consume all of what you have in house instead of moving it tot he new place and consuming it there.

Looking to buy an apartment in Brooklyn? Some advice from a trusted NYC moving company

Looking to buy an apartment, a brownstone, or a house in Brooklyn? Some of the most expensive and also some of the most promising real estate opportunities re found in Brooklyn. Townhouse sales of more than $3 million in Brownstone Brooklyn and North Brooklyn increased 579 percent in the past five years, according to this New York Post article. With all the new buildings coming up for sale in the Gowanus, Williamsburg, Green point and Dumbo, there are enough new apartments to keep the market buzzing and the prices on the way up.

In 2014, 98 townhouses sold for $3 million-plus in North Brooklyn and Brownstone Brooklyn, including one in Gowanus, which had its first $3 million-plus sale.

The $3 million-plus deals accounted for 9.5 percent of the 1,035 townhouses that sold last year.

In 2013, only 47 townhouses sold for more than $3 million.

In 2009, a mere 11 townhouses sold for more than $3 million, according to the report. That number was just 1.4 percent of the 787 brownstones that sold in 2009.

With all that said, Brooklyn is still a place where Real estate is a good investment. According to the New York Daily news article, the over all Real estate prices in Brooklyn only rose half of a percent in 2013, from $458,000 to $460,000. Compared to Queens that saw an increase of 12%.

That is because there is not enough inventory in prime real estae areas such as Park Slope and Brooklyn Heights. These neighborhoods do not have enough inventory  to drive prices drastically up from current level. That also explains why Carrol Gardens that is going through a gentrification process, attracting young, affluent Americans and a growing communities of Europeans that has chosen it as their base became the most expensive neighborhood in Brooklyn in 2014, up 43% to $985,000 (surpassing DUMBO’s median price of $949,000, up 10%). The older, veteran residents of the neighborhood are cashing out and moving elsewhere, pushing prices up as they do so.

Meanwhile, prices actually fell 29%, to $537,000, in neighboring Cobble Hill because nothing was for sale.

Thanks to out-of-control prices in Williamsburg, which was up 14% to $703,000, neighboring Greenpoint experienced the second-highest price jump in Brooklyn, up 38% to $665,000.

New high rise apartment buildings in Williamsburg

Even East New York, which is traditionally considered a less desirable neighborhood because of high crime rates and lack of high end services has become a viable alternative to more established neighborhoods with prices soaring by 38% to $355,000.

Some neighborhoods saw falling prices. Kensington and Ditmas park saw prices falling 4% and 17% accordingly. Kensington which is labelled “Hollywood of the East coast” because it was established by  movie industry veterans who tried to create a competitor for Hollywood at the turn f the 20th century, saw prices going up for many years and the recent drop might be a good opportunity for buyers.

Another factor that pushes the purchase price up is the rental market. Brooklyn rents have gone up. Jumping 14% in 2013 according to Bloomberg news, putting the median Brooklyn rent at $2,737, This is the highest rent median since Bloomberg news started tracking the market in 2008.

When you factor in the historically low mortgage rates, the high rents and the new units being added in different Brooklyn neighborhoods, it makes sense to consider purchasing an apartment or a house in Brooklyn. Your mortgage payment will probably be lower than your rent for the same unit.

Wherever you decide to move into in Brooklynn, U. Insure your collection!!!

Insurance companies offer a special type of insurance for collections. It is called “collectibles insurance”. Check with your agent and see if your company offers this type of insurance.  if you have a high-value collection. Talk to your insurance company to see if they offer this option. If they don’t you can check out these online offering for collectibles insurance:

Make a good list…
Make a list of all of your collection items. You will need a list for insurance purposes, and also to check that everything arrived safe and sound at your new house. This can be time consuming, if you have a large collection. We suggest that you start way in advance an document your collection thoroughly before the move.
Document everything
The best approach for documenting your collection is to match the list of items with pictures. Try to photograph each items from different angles and document all of the cracks, chips etc. Modern technology can help you in this task, You can create an Excel spread sheet or an online spreadsheets in Google docs for example and combine your list and pictures into one electronic document that you can backup or view online whenever you need.  You can use these documents to continue and keep track of your collection in the future.

Pack items carefully
Make sure that your valuable items are carefully packed before the move. There are many online resources to help you with instructions on how to pack. You can use the following blog posts for some initial instructions.
How to pack electronics
Where to get free moving boxes
How to pack China items
Obviously, every collection type need different methods of packing and different kind of packing materials. You can purchase new and affordable packing materials from U.Santini moving and storage. We will even deliver these free to your apartment if you live in NYC. Here are some examples on how to pack common collectible items:

Wine collection:
Wine is very sensitive to temperature flauxoations. If you intend to move in the summer or winter, consider finding a moving company that can arrange for a climate controlled truck to move the collection for you. Speak to the moving company estimator about the value of the collection and obtain a separate quote for the climate controlled truck for it.
Packing wine collections:
Expensive wine bottles need to be handled carefully and be fully protected during transit. The best packing materials for these items are professional wine boxes which you can buy from your moving company or from your local wine merchant.
Wait before drinking…
Your wine will shake inside the bottle during transport. “Shaken” wine needs to rest a few days before opening its bottle. Shaken wine that did not have time to settle down might taste differently than it usually does and might even spoil. Wait at lest seven days before opening newly transported wine bottles.

Doll collection:
Doll collection tend to move more than other collections. Collectors bring their collections to conferences, shows, auctions and competitions around the country and around the world. It is important to follow these few simple rules when you need to move your doll collection around.

Moving your doll collection, U.Santini moving and storage, brooklyn moving company
Everyone can be a doll collector…

Pack your collection yourself:
Many dolls, especially antique ones are very delicate and fragile. The best way to insure their safe transport is to pack them yourself. You should also consider the safety of the doll boxes. Many dolls are worth much more in their original box and having the box crashed because of sloppy packing might destroy the value of an otherwise excellent doll. Use the best packing materials you can for this type of collection. Do not use newspapers to pack the dolls. You might leave ink stains on them and reduce their value. Many types of dolls need an ample amount of bubble wrap or tissue paper in order to be fully protected. Consult with your moving company estimator what are the best materials for each type of doll you have.

Transporting your collections:
If you have expensive dolls that are fragile and somewhat antique, you should consider moving them in a climate control truck, if you intend to move long distance. Regular trucks are storage rooms on wheels which experience large temperature changes along the way. Your dolls might easily bake in a long summer trip, causing fading, cracking and other damages. Just like wine collectors, doll collectors need to discuss using a climate controlled truck with their moving company representative and receive a separate quote for this service.

Record collection

Moving your record collection, U.Santini moving and storage, brooklyn moving company
Record collection

Protect your records:
Every Vinyl record in your precious collection needs to be put in a paper liner which is than inserted into a plastic sleeve. Make sure that you have enough of these to protect all of your records. These two layers will protect your records from dust, moisture and other elements they might encounter on the road.

Provide cushioning
Don’t fill up a whole box with records. Keep a few inches of the box empty and fill them with bubble wrap. This will provide your records with some cushioning in case a box gets shifted in the truck or dropped by mistake. Do not put records one on top of each other. This is a sure way to wrap the bottom records and probably destroy their covers. The pressure of the top records will dent the cover and damage it. Decreasing the record’s value. Pack the records vertically in the box.

Use the right boxes
Vinyl is heavy. Don’t pack your collection in big boxes. Small “Book boxes” are ideal to transport records. Pack the box till you feel it is becoming too heavy to be comfortably moved and fill the rest of the box with bubble wrap as mentioned before. If you own rare and expensive records than we suggest that you let a professional mover pack the boxes for you.

Whatever collection you intend to move, don’t forget to label boxes clearly
Make sure everyone knows what is in these boxes. wine, dolls, toys, records etc.) mark the boxes “Fragile” to make sure that they will not be packed in the bottom of the truck and get crushed by other items. If you feel that the collection is too valuable for you to handle, than hire a moving company to pack and secure the collection, under your instructions and have them transport it safely to your new home.

Use the following guidelines when packing electronics for moving:

  1. If possible Follow manufacturers’ advice for packing and moving. They probably have a lot of experience shipping their products to retail outlets, shows etc. Consult the owner’s manual or manufacturer’s Web site for details.
  2. Reassembling is always a hassle. Try to avoid unnecessary work by labeling all of your components, parts, cables and other items when you disassemble your systems. USe color coded labels for these items and mark clearly how each cord or cable connects to its specific component. This will save you the hassle of trying to figure out what you re-assemble the systems in your new home.
  3. Avoid dust – Dust is electronics worst enemy. Avoid dust at all cost.  Seal the boxes carefully with professional packing tape to avoid letting dust damage your electronic equipment.
  4. Use original boxes if available – If possible, use the original manufacturer’s boxes when packing your electronics. If you don’t have the original boxes, than use professional moving boxes. China boxes are sturdy and will protect your equipment well.
  5. Mark your boxes “Fragile”,but don’t write “Electronics” or “Stereo system” on them. You will be exposing yourself to potential thieves who might be looking to swipe a box or two from the truck when it is in transit to your new place.
  6. Crating – Very large electronics, such as large screen TVs might need special boxes or even specialty built crates in order to be moved safely. Consult with your mover on the best way to pack and move these type of items. It is probably better to let the moving company’s packers deal with these items.
